Overview

BPREI specializes in multifamily development and management. Currently, BPREI is building a 10 unit apartment building in Pacific Beach, SD. The company seeks to acquire another 1-2 unit property in San Diego with zoning potential for high density construction. The characteristics of this project define the company’s “buy box”, guiding future acquisition efforts.

The Challenge

The company has been using a passive approach towards finding deals for 20 years. This slow and ongoing process is reliant on a small network and the competitive landscape of on-market listings. To put it simply, BPREI was not coming across enough good deals.

Objectives

  • Increase the number of potential acquisition opportunities.
  • Enhance the visibility of BPREI to potential sellers and real estate brokers local to San Diego

The Approach

  • Communicate our offer to the target market through multiple touchpoints. (Direct Mail, Google Search, Direct Outreach)
  • Develop a database to track campaign engagement and networking relationships.

Direct Mail

We developed 2 designs for the mailer to run an A/B test on the presentation of our offer. Our designs were printed on high quality oversized postcards to stand out in the mailbox. To improve the efficiency of our marketing spend, we targeted properties that fit our buy-box criteria (sq. ft., location, zoning, etc.). Our postcard was mailed to 1,400 properties on a weekly basis to increase the number of our campaign’s touches and position ourselves top-of-mind.

Google Search Ads

We conducted market research and strategic keyword analysis using SEMRUSH to put together a Google PPC campaign, incorporating location targeting to ensure ads only displayed for relevant audiences. Sitelinks drove inbound calls and website visits, while we continuously monitored campaign performance, adjusting bids and keywords to optimize results over time.

Landing Page

To enhance user experience, campaign traffic was directed to a custom landing page through QR codes on our mailers and clicks from the Google ads. The landing page featured a secure protocol, consistent ad copy, and minimal navigation. Strategically structured to funnel users toward direct contact, the streamlined design kept users focused on the primary call to action, optimizing lead generation and engagement.

The Results

Following the campaign, our acquisitions team saw an increase of 1-2 deals per month that fit the company’s “buy box” and warranted further underwriting. The direct mail campaign generated 1-2 weekly leads from lot owners pre-screened to meet the buy box, with deal flow increasing by that amount upon each successful acquisition.

We designed a custom Salesforce CRM to track inbound leads and direct outreach, capturing key details like address, zoning, lot size, and current lot use. The CRM also provided easy access to broker outreach details, such as contact information and relationship history, enhancing networking and collaboration opportunities.
